Short answer: one ton equals 12,000 BTU, and the rule of thumb for an insulated room in our hot climate is roughly one ton per 12–16 square metres, rising with direct sun and weak insulation. But the rule is a starting point, not a verdict — an on-site survey settles it. This guide explains BTU vs tons, how to estimate the right AC capacity, and why a bigger unit is not always better.
BTU vs tons in air conditioning
Cooling capacity is measured in BTU, and every 12,000 BTU equals one ton. When you see an 18,000 BTU unit it is 1.5 tons, and a 2-ton unit means 24,000 BTU. The common conversions:
- 12,000 BTU = 1 ton
- 18,000 BTU = 1.5 tons
- 24,000 BTU = 2 tons
- 30,000 BTU = 2.5 tons
- 36,000 BTU = 3 tons
The rule of thumb by room size
As a starting point in a hot climate: one ton covers roughly 12–16 square metres in an insulated room with a normal ceiling, moving toward 12 as heat and sun exposure rise. In practice, a typical 18 m² bedroom usually needs 1.5 tons (18,000 BTU), and a 25 m² living room needs 2 tons (24,000 BTU). Treat these as first estimates, not final answers.
Factors that raise the capacity you need
- Direct afternoon sun, or large unshaded windows.
- A top floor, or a roof directly above the ceiling.
- Weak insulation or gaps leaking cooled air.
- The usual number of people in the room and heat-generating appliances.
- A ceiling higher than usual.
Each of these justifies stepping one size up, and in a hot coastal city like Jeddah we always lean toward the upper end of the range.
Why a bigger AC is not better
An oversized unit cools the room fast, then stops — repeating short on-off cycles: higher humidity because the coil does not run long enough to pull moisture out, more electricity at every start-up, and a shorter compressor life. An undersized unit runs non-stop without ever reaching the set temperature. The right AC capacity reaches the target temperature with balanced run cycles.
